RIVERFOOT & RAM COTTAGES

Glenelg Bay, Kyle Rhea, Scottish Highlands Terms & Conditions

1. Contract The contract for the short-term holiday let is between the owners of Riverfoot & Ram Cottages and the lead guest making the booking/payment.

2. Occupancy Under Scottish Government legislation, all Short-Term Lets in Scotland must hold a licence. Our licence (number 549278251) states the maximum occupancy for each cottage, which is 4 guests including children, and we must adhere to this. Guests arriving over this limit will be refused entry and will be in breach of their booking. No camping is permitted in the grounds.

3. Premises With your booking, you will enjoy exclusive use of the property (Riverfoot Cottage or Ram Cottage, as booked). The property should not be used for stag parties or hen parties. Any booking for a special event will require prior discussion for requirements.
4. Reservations Bookings are on a minimum 3- or 7-night stay. A non-refundable deposit per booking will be required to secure your stay.

5. Cancellations Policy Please note that we have a six-week cancellation policy. If cancellation occurs within six weeks of the Check-In date, any booking fees paid will be forfeited and the full balance will become due. If any outstanding payments are not made within six weeks of the Check-In date, we shall be entitled to treat your booking as cancelled; any booking fees paid will be forfeited and any outstanding payments will remain due. If you cancel a booking for any reason, you must notify us in writing by email at info@riverfootandram.com. Any deposit paid is non-refundable and we strongly recommend that you take out holiday cancellation insurance.

6. Booking Deposit A non-refundable deposit per rental period will be required when the booking is confirmed. The remaining balance will be required six weeks prior to the let date (unless a late booking or by special arrangement). If final payment of any outstanding amount is not completed within six weeks of the Check-In date, your booking will be automatically cancelled and any booking fees paid will be forfeited. If a booking is made within six weeks of the Check-In date, 100% of the payment will be taken upfront and is non-refundable.

7. Unforeseen Circumstances If for any unforeseen reason we cancel your booking, a full refund of the booking fee paid will be given, with no further claim against the owners. If, for some unforeseen, uncontrollable “Force Majeure” circumstance (e.g. war, natural disaster, uncontrollable force of nature, etc.), either party cannot fulfil the rental contract, then neither party is responsible for the loss of rental and all monies paid will be returned to the original booker/payer where possible. We will email the lead guest, on the address provided at the time of booking, one week prior to arrival to confirm check-in details.

8. Check-In / Check-Out Check-In: from 4pm on the first day of booking. Check-in is on a self-check-in basis — access details and instructions will be sent to you once payment has been received. Should you need anything during your stay, we are contactable by phone or email. Check-Out: by 10.00am please. This allows us to prepare the cottage for the next guests. We ask all guests to leave the property in a clean and tidy condition.

9. Services Wi-Fi, smart TV, linen/bedding, towels, toiletries, and duvets are all included. Electricity for the cottage is included. The property does not have its own EV charger. The nearest public charging point is at Kintail Lodge Hotel, Shiel Bridge, roughly 10 miles away via the Mam Ratagan pass. Please be advised that domestic chargers connecting to the cottage’s main supply via a 3-pin plug are not permitted to be used at the property for insurance and safety reasons. Any guests found using this as a supply will forfeit their cautionary deposit to cover possible damage and any insurance policy breach.

10. Damages and Breakages We understand that breakages can sometimes happen. Please let us know as soon as possible of any breakages or damages — this will enable us to rectify them in good time for the next guests.

11. Smoking Policy We have a strict no smoking or vaping policy inside the property. If you do need to smoke, please do so outside and dispose of your waste safely and responsibly.

12. Noise Policy Our cottages sit within the peaceful setting of Glenelg Bay, and we ask all guests to be considerate of neighbours and the natural environment, especially with regard to noise, littering and livestock. To ensure everyone’s holiday goes well, we ask you to respect the following: After 10pm, please use outside space as a quiet area. Please do not set up music systems outside the cottage. Please keep any music inside the cottage so it cannot be heard outside.
13. Access / Right of Entry We reserve the right of entry to the property at any reasonable time for maintenance, repairs, or inspection.

14. Suggestions and Complaints Please let us know if you have any suggestions or complaints about your stay at Riverfoot & Ram Cottages — this will enable us to rectify items promptly. Your feedback is always welcome.

15. Liabilities Guest vehicles, accessories and contents are left at the guest’s own risk. The owners accept no liability and will not be responsible for any death, personal injury, loss, or damage to a guest’s personal property while staying at Riverfoot or Ram Cottage. Use of the property is entirely at the guest’s own risk.

16. Travel Insurance Guests are strongly advised to take out holiday cancellation and travel insurance to cover the cost of any cancellation costs.
